Most of what I sell is a house someone wants to live in. Out here that means it is also a water question, a septic question and a road question — not just a kitchen question. Thirty years reading contracts taught me where the trouble hides; six years walking these farms taught me what a fence line is really telling you. As your buyer's agent I work for you alone — negotiating your price, making sure the right inspections and the survey get ordered on time, and telling you plainly when a place is not worth what it is asking. You choose your own lender, your own inspectors and your own survey; what I bring is a short list of the people in this county who actually do the work well, and the experience to know when something in a report deserves a second look.

Homes

In town in Glasgow, on the edge of it, or out where the road turns to gravel. Farmhouses, ranches, cabins and newer builds on a few good acres. Older rural houses come with their own vocabulary — cistern, crawl space, propane, gravel drive, sinkholes in this karst country — and I will walk every bit of it with you before you write an offer.

Land & acreage

Raw tracts, timber, hunting ground and building lots. Before you fall for a view we check the survey and deed, the access easement, perc and septic feasibility, whether county water runs to the property line and what it costs to tap, utility runs, mineral rights and whether the acreage is divisible if you ever want it to be.

Farms

Working ground, hay and pasture, cattle setups, tobacco barns and equipment sheds. We look at carrying capacity, fencing condition, water for livestock, road frontage and what the tillable acres have actually produced — not what the listing photos suggest.

  2. Get your financing straightThe lender is your choice — I can point you to local ones I trust, and to farm-credit lenders when the ground calls for it. Conventional, FHA, VA or USDA rural development: the loan type changes which properties are even possible.
  3. We go lookMLS, pocket listings, and the places that never make it online. We walk the ground, not just the driveway.
  4. Offer and due diligencePrice strategy, then the inspections and survey you order — water, septic, title, structure — with contractors, inspectors and title companies I can recommend, and the contingencies that protect you while it all comes back.
  5. Closing and afterI stay in it through underwriting and walkthrough — and I am still your first call when you need a fence man.


Moving here from out of state

I made this move myself

My family came here from California six years ago, so I have been on your side of it — shopping a place from two thousand miles away, trying to judge from photographs whether a road is passable in February, wondering what a well is and who you call when it quits. A good share of my clients are out-of-state buyers, and the questions they ask are the ones I had to ask first.

Eyes on the ground

Before you spend money on a plane ticket, I walk the property and send you unedited video — the outbuildings, the drive, the neighbor's view, the part of the pasture the listing photos left out. Then we tour by video call in real time so you can ask me to turn around and look again.

What nobody tells a transplant

County water and a septic tank rather than a city sewer bill — wells are rare here, so the questions are where the water line runs and what the tap fee is. Karst ground and sinkholes. Propane heat. Which hollers get internet and which do not. Winter road maintenance, drive times to Bowling Green or Nashville, school districts, and property taxes that will pleasantly surprise anyone arriving from the coast.

Buying from a distance

Kentucky closings can be handled remotely, and I coordinate the pieces — lender, surveyor, inspectors, insurance and the closing attorney — so you make one trip rather than four. Thirty years in the legal field means the paperwork side of a long-distance purchase does not rattle me.

Listing services, priced on evidence

A listing lives or dies on the first two weeks, and those two weeks are decided by price and photographs. I price against real comparable sales, get the property photographed properly, put it in front of the buyers who are actually looking for it, and give you a plain-English plan for showings that fits how you live. You will hear from me every week, whether or not there is good news.

Homes

Comparable sales, condition notes, and the short list of fixes worth doing before we photograph. Priced to draw offers in the first two weeks rather than chase the market down over three months.

Land & acreage

Marketed on its own merits — frontage, water, access, timber, hunting, whether it can be divided. Priced against real land sales rather than city per-square-foot math, with a clean survey and deed story ready for buyers to check.

Farms

Working ground reaches a narrower set of buyers, so the reach has to be deliberate: tillable acres, carrying capacity, barns and equipment documented, and showings scheduled around the work you still have to do.
